Villa living at El Patio Hills compound
A villa at El Patio Hills is built on its own plot surrounded by a private garden, and in the villas currently listed the garden measures between 225 and 270 m², which exceeds the built-up area itself in some units. That means the family gets a spacious yard for sitting out and for the children, plus a private roof terrace of 38 to 115 m² suited to open-air gatherings.
The compound is in the 6th Settlement and is made up only of villas and townhouses, so population density is low and the street stays quiet, with services inside the gates including an artificial lake, a club, a commercial area, walking and cycling tracks and round-the-clock security. Outside, the 90th Street, Bin Zayed and Mohamed Naguib axes shorten the trip to the 5th Settlement and the New Administrative Capital. These villas suit large families who need extra rooms for a nanny and a driver, and anyone who prefers to design their own interior, as all are delivered with no finishing.

El Patio Hills villas: areas, prices and payment plans
Built-up areas of El Patio Hills villas range from 218 to 475 m², with prices starting at 30,800,000 EGP and reaching 67,500,000 EGP. They fall into two categories:
- Mid-size villas (218 and 255 m²): three bedrooms in the first and four in the second, with prices starting from 30.8 and 37.8 million respectively.
- Large villas (411 and 475 m²): four bedrooms each, with a driver's room and a nanny's room, with prices starting from 65.2 million.
The comparison shows that the price per metre does not always follow size: the 475 m² villa costs about 137 thousand EGP per metre, which is lower than the 218 m² villa (about 141 thousand) and the 255 m² villa (about 148 thousand), while the 411 m² villa reaches about 159 thousand per metre. This raises a question: the 411 m² and 475 m² villas show the same price range (65.2 – 67.5 million) even though they are 64 m² apart. The cause may be similar listing data or a difference in position or floors, so ask the team for the actual price of each unit before reserving.
The payment plan is the same: a 5% down payment of the price (half of a total 10% down payment), then quarterly instalments over 8 years. The platform presents the instalments as “annual” for some units and “quarterly” for others, but all the figures match, by calculation, 90% of the price divided by 32 quarters, based on the lowest price in each unit's range. Request the full payment schedule with dates before reserving, bearing in mind that the finishing cost is not included in these figures.

La Vista: the developer of El Patio Hills villas
Behind these villas is La Vista Developments, one of the long-established companies in the Egyptian market, founded in 1991. Its name appears in more than one city: some of its projects are in the 6th Settlement, El Shorouk, Sheikh Zayed and the New Administrative Capital, and others on the coast in Ain Sokhna and the North Coast. In New Cairo the company combines residential and commercial projects, including Linea commercial complex and a number of compounds in the “Patio” series. The villas here are large, reaching 475 m², and are delivered with no finishing, so the buyer has a clear role in choosing the contractor, the finishing materials and their cost, which calls for a contract that spells out what delivery actually includes in terms of utilities, façades and external works.
