The services residents need are spread through the project: an artificial lake, a social club, a commercial area and jogging and cycling tracks, with 24-hour security and electronic gates. A short distance outside the gates are the American University in Cairo, the German University and the 90th Street and Bin Zayed axes. The developer is offering two townhouses for delivery on 31 March 2030, with no finishing. The first is 190 m² with three bedrooms, four bathrooms and a 20 m² roof terrace, priced at 23,900,000 EGP. The second is 195 m² with four bedrooms, four bathrooms, a 68 m² garden and a 37 m² roof terrace, priced at 28,000,000 EGP.
The difference between the two units reveals three things:
- The garden and larger roof terrace push up the price: the second unit is only 5 m² larger but costs about 4.1 million EGP more, and the difference buys a bigger garden and roof terrace and an extra bedroom.
- Price per metre: about 126 thousand EGP in the 190 m² townhouse and about 144 thousand EGP in the 195 m² townhouse.
- Finishing is on the buyer: both units have no finishing, so a finishing cost not shown in the table is added to the price, and its amount is estimated once the specifications are agreed.
The payment plan is the same: a 5% down payment of the price (half of a total 10% down payment), then quarterly instalments over 8 years. The platform presents the instalments as “annual”, but the figures match, by calculation, 90% of the price divided by 32 quarters, based on the advertised price of the unit.
